New city suburb on the table

Tauriko West, at the foot of the Kaimai Range, is set to become one of the Western Bay's next growth areas, with a long term plan underway that looks to improve transport links and open up the area for urban development.

The ‘Tauriko for Tomorrow' project involves SmartGrowth partners Western Bay of Plenty District Council, Bay of Plenty Regional Council and Tauranga City Council working alongside the NZ Transport Agency.

The organisations are investigating the processes, such as changes to the local authority boundaries, Regional Policy Statement and District Plan, infrastructure requirements, and funding commitments required, before development at Tauriko West can occur.

The project group say their goal is to stay ahead of growth by ensuring residential and economic development and proposed transport projects are aligned over the next 30 to 50 years.

'The long term vision for Tauriko West is to create a thriving community that allows people to live, work, learn and play locally,” says Tauranga City Mayor Greg Brownless.

'We are paving the way for amenities such as schools, parks, cycle and walkways, connections to shopping and future community centres along with new roads.

'This is a 30 year vision. We are getting in front of this challenge early by planning well in advance to cater for growth, and looking at how we can create a new community.”

Western Bay of Plenty Mayor Garry Webber says it is vital the team gets the right mix between economic success and liveability.

'Tauriko is the gateway for visitors from the Waikato using SH29 over the Kaimai Range and the state highway is a key freight route that connects our region with Hamilton, Auckland and the north. This route supports the economic success of the Western Bay, so is vital that growth and liveability, and traffic safety and efficiency go hand in hand.

'By taking the time to plan now we can make sure that people can safely and easily get to work, school or places of play and allow freight and other traffic that supports our economy to get to where it needs to go.

'Our long term goal is to have a successful region that is equipped to grasp every opportunity and whose people love to live here.”

'While we are working together to future-proof our region, we are also drawing on our past,” says Bay of Plenty Regional chairman Doug Leeder.

'Tauriko is an area steeped in history, and for over 800 years, the Wairoa River has been a source of food, water, and enterprise. We want to work together with our communities, to embrace the area's history and build and protect the environment, while creating the region's newest community.”

Building a community at Tauriko West will require a change to the District Plan as part of the Resource Management process. It will also involve a boundary change, and discussions between Tauranga City and Western Bay are underway.

Information open days will be held on Friday 26 and Saturday 27 May to discuss ideas and get feedback from the community. All are welcome to join, from 11am until 3pm at Shop 9, Tauranga Crossing, Tauriko.

'We want to ensure we are all on the same page as we move forward and lay the foundation stones of the region's newest community,” says Garry.

Tauriko West is one of the new urban projects, approved by the SmartGrowth partners in August 2016, that will help meet both the community need, and the Government's planning requirements for the future.

Other project areas include Te Tumu (located in Papamoa East), building a more Compact City for Tauranga and planning for future growth within the Keenan Road area (south of The Lakes development within Pyes Pa), Omokoroa, Katikati, and Te Puke. These projects are aimed at balancing supply of land with providing greater housing choices across the western Bay of Plenty over the next 10 to 30 years.

Interesting, NO mention of Bob Clarkson. Strange that?

2011, Bob Clarkson had the vision, the courage to purchase the bulk of this region, seeking an assurance from the City Council, Smartgrowth that they would not unreasonably oppose his dream of 1000 affordable homes, a mix of less affordable. Council and partners refused to support the development of Tauriko, that included significant benefits for the wider community, local school, local roading, the Southern Pipeline and affordable housing. I suspect their opposition was largely ego and 'look after mates' based, refusing also to include the land under the 'special housing legislation', pushing through Council land at Smiths Farm (then pulling the pin). Today these 'partners' grand stand promoting 'their vision and planning', and NO mention of the greatest visionary of them all. Wasn't looking for favours, just a fair shake. Dreaming! The Mayor and Councillors shafted him (us, the community), by majority, prices soared.


Smart Growth?

Yeah, right.. We are seeing expansion in Omokoroa, but nothing done about the one and only road linking it to Tauranga/Katikati. There's the big development called The Lakes, with access to the city being a total disaster (i.e., the roundabout on SH 29). "Smart Growth" is one hell of a misnomer!

It can happen now that he has been sold up and brought out of the site, it can all be shunted forward rapidly for the new owners. Amazing how that happens sometimes and not others?

It is worse than you think. Actually 2-3 years ago Tauriko was not even on the Smart Growth map for any development at all in the next 50 years, so the fact of it is that there is no planning at all for it, about it and that means the TCC story line is more a case of playing catchup than anything else.

I could not have put it better myself. I just trust that Bob's family still hold his original land holdings. He wanted to do this same development for the benefit of Tauranga some years ago and go told - NEVER NEVER NEVER. If the family are still holding the land that they had, then KEEP IT, and object to any zoning change - farm it for the next 20-25 years, and what is worth $10 million before todays public statements will be worth $500 million in 25 years.

We are already witness to the trumpeting of the western bop mayor what a wonderful project this will be. When BoB Clarkson attempted to progress this, it was treated with the utmost contempt by these same councillors.
