State Highway 30 is down to one lane, after a slip occurred between Whakamaru and Rotorua.
The slip, which happened early this morning 500 meters east of Atiamuri School, is expected to cause traffic build up for quite sometime.
Police say that motorists should expect delays or avoid the area completely until further notice.
