$40M building nears completion

Tenants will begin to move into the five-storey building on the corner of Cameron Rd and Third Ave in November, says Manor Group chief executive Adam Yates.

About 70 per cent of the space has been tenanted, says Adam on Stuff. The development has a major tenant but their identity cannot be revealed due to a confidentiality agreement.

The $40 million project is a joint venture between developer Manor Group Investments and Auckland-based Watts Group Investments.

The site has been transformed into 7800 square metre office and retail complex, which once complete, will be occupied by about 600 people working from the four office floors and five retail spaces.

Office tenancies range from 947sqm for a half floor, and from 1117sqm to 1797sqm for full floors. The retail spaces range from 78sqm to 244sqm.

The complex includes a split level carpark, with 105 spaces over two levels, and a large foyer entrance off Cameron Road.

Specialised work/social spaces can accommodate informal meetings and allow pause for thought, away from the traditional office space.

The building on the edge of the CBD has views towards the Mount and the estuary, and will have a number of energy saving features.

At $40 million including the cost of buying the land and demolishing the previous buildings on the Cameron road site, the $7,800m2 building is being compared unfavourably with the city council's proposed $64 million 8,170m2 replacement civic administration building on a site that it already owns.

Now why, if TCC own its land, can they not do a similar project for the similar price.

I fully agree with Smilarkie. A building of this size should be ample for TCC. It does not have to be in the CBD and it does not need all the add ons ie Library, new theatre, museum etc.

Certainly a lot of questions need to be asked of BOTH our Mayoral and Council Candidates before elections close?? Interesting the Cost comparison between private building costs and Council estimates??Plus, why is only 105 Carparks allowed for approx 600 workers many of whom will possibly drive one car with one occupant??Certainly a computer passenger services into the CBD should be urgently looked into?

REMOVE THE LAND VALUE and you have a City Council build cost DOUBLE that of the private sector. The $5 million I-Site that should be, could be, IF AT ALL a role of ratepayers, $2 million. A repair to Mauao base track at an obscene $2.2 million - and the Mayor, Councillors and community sleep on.YET our elected members refuse to acknowledge that many $millions are being squandered annually, unnecessarily and unreasonably impacting on successive rate increases. This extravagance can be extrapolated throughout ALL activity areas with huge rate reducing potential BUT for giving a damn and lied to.
