City councillors have backed the Tauranga Energy Consumer Trust's project to build a community hub building on land at the Historic Village green.
Councillors voted to sell TECT the village land for the community hub because it solves a lot of drainage issues at the village, it will bring new life to the village, help with its debt, improve the greenspace and with the addition of a covered stage be an asset for future events.

The council is selling TECT 4,790m2 of village land at an agreed value of $250m2. The sale price is $1,197,500.
TECT is undertaking the creation of a safe building platform on which the community hub will be constructed, including undertaking drainage investigations and works, and relocating existing buildings. TECT will also reinstate and improve the green space which adjoins the land where the community hub is to be built.
The costs are estimated to be $722,982. Building Platform $151,780, Green Space Improvements $235,842, Reinstatement Costs $335,160.
The city council completes the subdivision, issues the new titles and TECT obtains the resource consents to develop the land.
There a 20 per cent contingency capping council's liability for works required at $120,497. The net sale proceeds will be in the region of $414,000 which will cover the costs associated with the subdivision of the land and associated legal, valuation and other advisors fees.
It's expected that these costs will not exceed five per cent of the land value. The leftovers will be used to repay debt associated with the Historic Village.
The consumers trust is required to start work within two years of the date of the documentation, and to have completed works within five years.
Mayor Stuart Crosby says TECT didn't need to build its hub at the village, it could have chosen land anywhere else in the city, but chose the Historic Village site because of the community connections there already. He jokingly asked TECT chairman Bill Holland if there were any other TECT projects for which the council could sell it land.
Councillors commented that they made their decisions in spite of a recent social media campaign because the facts make it a positive project for the village and wider community, while some of the facts in the opposition campaigns are simply wrong.
Bill Holland says he's concerned at some of the mischievous comments like those suggesting the jazz festival would no longer be able to go ahead in the village. An outdoor stage area is part of the design says Bill.
'Some comments are bordering on being slanderous and defamatory,” says Bill.

Has anyone noticed that whenever something new is proposed there's always a vocal group against it, usually with conspiracy theories to boot. The Village is a community place and this new building will be a decent place for community groups to have reasonable office space. It will bring much needed people to the Village area. But I have to say if I was TECT I would have walked away and bought elsewhere because of all the moaning.

This is great. the Council gets ome funds towards the upkeep of the Village and also gets some swampy land fixed up. Community organisations get a place to base their business operations and share facilities and TECT gets a permanent home rather than being shoved from pillar to post as they have been over the last ten years (this will be their 4th office in ten years).

so then, can we have 3x values of the land, (a) what the Council want (b) what TECT want to pay (c) a private valuation, just so all is on the level, and to me it is a joke building any commercial building down there, the traffic on Cameron Road now, precludes anyone wanting to head down to a swamp!!, mind you Bill Holland never new it was actually a swamp.

TECT would never walk away from a deal like this. TCC sold RATEPAYERS land for a pittance and TECT will place a building in amongst Historic Buildings. Design yet to be decided, Buddy Mikaere is being consulted....We might have to wait and see how this works out for community groups and the PRIVATE BUSINESS who operate there. 2-5 years away. There were some people who believed that they would like to retain, nurture the uniqueness of the Historic Village, yes that is right; it is called the HISTORIC village for a reason. Some would have liked to have seen the museum there, and if TECT can build a huge, warm dry building there, why couldn't a museum have been built? Still would have benefited the user groups in within the village. But we all know that Council does not run this city that other people, not elected by us do

Either you want the Village to have people there or you don't. TECT is the trust that distributes the profits from its electricity shares. It is a building for community groups. The Village is also for community. This won't guarantee a new life for the Village, the Council's bureaucracy will probably screw that up along with the moaners who virtually signal people not to go there.

People down there has not worked, and the efforts of a few good people who tried to create a community area have been shafted by successive councils, move the entire thing to the Strand and create a true cultural centre for all to enjoy, not a museum a cultural centre!!!, if TECT build down there, as a ratepayer I would like to know what the land is worth.

This is a fantastic result for the Historic Village, for TECT and for the community. What is it with the moaners - I believe many of the detractors are the same people who tried to stymie the Pilot Bay boardwalk. What is their agenda if not to create angst and project overruns. Why do they try to stop the progress of things? Living in the past, anti progress, anti community, anti partnerships that work. And why does Colleen Spiro have a problem with private business being involved? Why does she shout so much? Who knows.. Let's move on with the positive influencers, not the anti everything moaners.
